Breakage Deposit  

As a landlord, if you decide to rent out your property on a long-term basis, the breakage deposit (equivalent to 1 month’s rent) is paid by the tenant along with first month’s rent.  The last month's rent when is paid by the tenant is usually kept by the landlord and is returned only after the property is checked to see that no damages were done and was returned in the same state as taken, inventory count matches original inventory list (only if it applies), meter readings taken and proof is given by the tenant that all bills have been settled.

For Holiday rentals (usually weekly), a deposit of €150-1000 is taken from the tenant and this is refunded within 30 days of departure after inventory has been taken.  The deposit amount varies depending to the property size and inventory.

Finder’s fee

This fee is paid by the landlord to the rental agency for advertising the property and finding a tenant to rent the property. The fee equals to 1 month’s rent amount for long-term rentals or 20% for holiday rentals. If the landlord requires further services, we provide custom property management packages according to the landlords needs

Electricity & Water Bills  

The cost to transfer a name to the electricity bill is €18.  For EU citizens its required as €50 deposit and for non-EU citizens €250 deposit. In most cases landlords keep the bills in their names as the landlord is still liable if tenant doesn’t pay the bill and then collects rent and money for utilities directly by the tenant.  Our recommendation is to set up a standing order as this will whole procedure easier for both parties.

Refuse, sewage and Council Taxes  

By default this is paid by the tenant for long-term rentals and can cost from €125(varies between municipalities) per year.  In some exceptions landlords may not include this in the rent price and in that case the client must be informed before signing the rental agreement. Either way we recommend all landlords to include a point in the agreement stating all relevant details regarding these taxes.

Communal Charges 

Communal charges vary for each property depending on size and amenities provided. Landlords should include them in the rent to keep everything simpler for both parties.
